Role Description
Our client a hard-discount neighborhood retail organization is looking to hire Site Finders who will be responsible for identifying and securing prime locations for new retail stores. This role involves market research, site visits, financial analysis, and negotiation with property owners and developers.
Key Responsibilities:
Market Research and Analysis:
- Conduct thorough market research to identify potential retail sites.
- Analyze demographic data, traffic patterns, competition, and economic factors.
- Prepare detailed reports on potential sites, including SWOT analysis.
Site Identification and Evaluation:
- Visit potential sites to evaluate suitability for retail operations.
- Assess site visibility, accessibility, and overall potential for foot traffic.
- Work closely with the real estate team to shortlist prime locations.
Financial Analysis:
- Conduct financial analysis to determine the viability of potential sites.
- Prepare cost estimates, budgeting, and forecasting for new site acquisitions.
- Analyze lease agreements and financial terms to ensure profitability.
Negotiation and Acquisition:
- Negotiate lease terms and agreements with property owners and developers.
- Work with legal teams to ensure all contracts are in the best interest of the company.
- Secure the necessary permits and approvals for new sites.
Collaboration and Communication:
- Coordinate with internal departments, including marketing, operations, and finance, to align site selection with company strategy.
- Maintain strong relationships with real estate brokers, developers, and local authorities.
- Provide regular updates and presentations to senior management on site acquisition progress.
Requirements and Qualifications:
- Bachelor’s degree in Real Estate, Business Administration, Urban Planning, or related field.
- Minimum of 3-5 years of experience in retail real estate, site selection, or a related field.
- Proven track record of successful site acquisitions and project management.
- Strong analytical and research skills.
- Excellent negotiation and communication skills.
- Proficient in financial analysis and budgeting.
- Ability to work independently and as part of a team.
- Proficiency in Microsoft Office Suite and real estate software.
